A joint venture between Newbridge’s fully owned subsidiary Residual Lands Limited and Newport City Council.
This 10 acre former school site was declared surplus to education needs and then promoted through the Newport City Council LDP process and via an outline planning application. The site was originally granted consent for a development of 93 units with access from Queens Hill School. The consent was subsequently amended to reflect an improved access from Fields Road. The site has been sold to Redrow Homes.
Llandough Hill, Penarth
This 10 acre site was the majority of a long standing allocation for 130 houses within the Vale of Glamorgan’s LDP.
It was purchased unconditionally from a local family in staged payments.
After an extensive period of site investigation it was the subject of a pre-application consultation which subsequently led to an outline planning application for a mix of apartments and houses. Decision awaited.
Cwrt y Gollen, Crickhowell
This 70 acre site on the southern outskirts of Crickhowell was formerly the infantry training camp of the Welsh Brigade. It was offered back to its original owners under the Critchell Down rules.
The site was purchased unconditionally from a local family. It has been the subject of a series of planning applications and has been promoted via the local plan process. It currently benefits from a consent for 68 houses together with an area zoned for employment use.
Brizen Farm, Cheltenham
This 70 acre farm sits on the southern edge of Cheltenham in Tewkesbury Borough Council in designated green belt.
It has been the subject of planning applications and continues to be promoted through the local plan process.
Mayo’s, Bristol Road, Quedgeley
This 10 acre site is split roughly in half by the border between Gloucester City Council to the north and Stroud Borough Council to the south.
Half of the site was allocated when purchased and an outline planning application with full supporting information was granted and resulted in a sale to Barratt Homes. A further application followed resulting resulting in a sale to Bellway Homes. During the process a small former orchard adjacent to the southern boundary was purchased and this is currently the subject of a third planning enquiry.
Former Tredegar Park GC, Newport
This 95 acre site was the subject of a successful planning appeal in 2006 for 150 houses on a former floodplain.
A long period of flood alleviation and land raising works followed resulting in a sale to Redrow Homes. A further site is being prepared for sale.
Tesco Express, Clytha, Newport
A former garage on the edge of Newport City centre, this site was acquired without the benefit of planning permission.
It was the subject of a detailed planning application that was initially refused but then granted on appeal. The site was pre-let to Tesco and developed to their shell specification. The completed investment was sold in 2020.
The Bowls, Caerphilly
This former pub on the outskirts of Caerphilly was purchased without the benefit of planning permission.
It was extended and redeveloped into a Tesco Express with two adjacent retail units let to Papa Johns and St David's Hospice
It is currently under offer.
Gaer Garage, Newport
A former car sales showroom and workshop, this site on the western edge of Newport was acquired conditionally from a local individual.
Planning for a convenience store and adjacent commercial unit was obtained and the retail space let to Blakemore Spar and St David’s Hospice. The completed development was sold in 2019.
Elmbridge Court, Gloucester
This 40,000 sq ft single storey former government office was purchased in a semi derelict state.
Part has undergone refurbishment and has been let as an archive whilst the surrounding parking area was until recently used as a park and ride facility for a large local employer.
Work is now underway on the complete refurbishment with a view to providing first class energy efficient office accommodation in suites between 2,500 & 3,500 or up to 40,000 sq. ft.
Cwrt y Gollen, Crickhowell
As part of it’s mixed use planning consent for the larger Cwrt y Gollen site Newbridge Real Estate are investigating the potential for a high quality development of around a dozen small units or a single larger unit.
28 East Retail Park, Maesglas, Newport
Newbridge Real Estate carried out a site assembly then development of over 200,000 sq ft of out of town retail space.
The completed development was sold to Axa Sun Life.
Elmbridge Court, Gloucester
This development of the former government offices is superbly located on the road linking Gloucester and Cheltenham to the M5 motorway.
The completed scheme will offer a dozen high quality office suites built to exacting standards and offering energy efficient and covid safe environments. Individual units will benefit from generous allocated parking, dedicated car charging ports, secure bike stores and shower facilities.

Bryn Serth, Ebbw Vale
This large former opencast site has been promoted via the Blaenau Gwent LDP process and part has been allocated for mixed commercial and leisure use.
Work is currently being undertaken to determine site constraints with a view to bringing forward serviced sites up to 200,000 sq ft.
